Helping Buyers

Buyers should consult with legal counsel before finalizing their commitment to buy. I advise buyers to sign “subject to attorney approval within three business days”. Then call me. I do not charge for initial telephone consultations.

But consulting with a lawyer is an extra expense, which many buyers would rather not bear. If you engage me as your buyer broker, the legal counsel is included for no extra charge.

P1010112There are a surprising number of people have enough income to support a mortgage payment and enough money to make a reasonable down payment but not good enough credit to get a bank loan.

The solution is seller financing. Instead of getting a new loan, use the seller’s existing loan.

There are two versions of seller financing. First is the wrap-around deed of trust, which is usually used when the buyer has a more substantial down payment available. Second is the lease-option deal, which is often used were the buyer has a smaller down payment available or where the parties are concerned about a due-on-sale clause in the seller’s deed of trust.

You may find a seller on your own. It is called For-Sale-By-Owner or FSBO. If you work out a handshake agreement with your seller, call me, and I will write up the deal, set it up for closing, and work with the escrow agent until the deal is closed. for-sale-by-owner-nc

If you cannot find a willing seller on your own, engage a real estate broker. If you are close to Lynnwood, I am available to serve as your buyer broker. If you are outside the Lynnwood area, as long as you are in Washington, I can help you. I advise you to engage a local buyer broker. Your local broker knows the available inventory better than I do. I can serve as your co-broker and charge a separate fee at closing. 

Don’t be shy about calling. I talk with buyers, seller, and brokers without charge to determine if I can be helpful. I can often quote a flat fee for my work.
